General Home Inspection

A general home inspection is a visual assessment of a home's condition, conducted by a professional, to identify potential defects or issues. It focuses on the home's major systems and components, including structural elements, plumbing, electrical, heating, cooling, and roof. While not an appraisal, it helps buyers understand the property's current condition and identify potential areas for repairs or negotiations.

Sewer Inspection

A sewer inspection, often called a sewer scope inspection or plumbing scope inspection, is a detailed examination of a property's sewer lines to identify any potential problems. This typically involves using a borescope camera, which is inserted into the sewer lines to visualize the pipes and look for issues like cracks, damage, or blockage.

Pre Sale Home Inspection

A pre-sale home inspection is a thorough evaluation of a property’s condition conducted by a professional inspector before the home is listed for sale. It covers major systems and components such as the roof, foundation, plumbing, electrical, HVAC, and structural elements. The purpose is to identify any existing or potential issues that could affect the home’s value or the sale process. This allows sellers to make repairs in advance, price the home more accurately, and avoid surprises during the buyer’s inspection. A pre-sale inspection can also help build buyer confidence and potentially speed up the transaction.

Mold Inspection

A mold inspection is a comprehensive evaluation performed to identify the presence, extent, and potential health hazards associated with mold growth in a building. It involves visual inspection, moisture detection, and potentially, sample collection for laboratory analysis.

Pool/Spa Inspection

A pool inspection is a professional assessment of a swimming pool’s condition, safety, and compliance with local regulations. It typically includes examining the pool’s structure for damage or leaks, evaluating the functionality of equipment like pumps, filters, and heaters, and checking safety features such as fencing, gates, and drain covers. Inspectors also assess water quality and circulation to ensure proper operation. Pool inspections are often required during real estate transactions or as part of regular maintenance to identify potential issues and ensure the pool is safe and up to code.

Radon Inspection

A radon inspection is a test conducted to measure the levels of radon gas in a building, typically during a real estate transaction or for health and safety concerns. Radon is a colorless, odorless, radioactive gas that forms naturally from the decay of uranium in soil, rock, and water, and it can seep into buildings through cracks in the foundation. Long-term exposure to high levels of radon is the second leading cause of lung cancer after smoking. The inspection involves placing a radon detector in the lowest livable area of the home for a set period (usually 48 hours for short-term tests), after which the results are analyzed to determine if mitigation is needed to reduce radon levels to a safe range, typically below 4.0 picocuries per liter (pCi/L).
